Development must comply with the Administrative Manual Section 2-06 – Development Package/Tentative Plat. The Development Package is a separate submittal from the building permits, and the building permits cannot be approved until the Development Package is approved. 2. Development must comply with Administrative Manual Section 2-07 FINAL PLAT 3. Single Family-Residential is an allowed use in both zones: a. R-2 allowed with adherence to 4.9.7.B.6, .9, & .10 b. C-1 allowed without use-specific standards. 4. Parking is calculated as follows (Table 7.4.4-1 UDC): 2 spaces per dwelling unit plus visitor parking required at a ratio of 0.25 space per unit. 5. Perimeter yard setbacks are measured as follows: a. R-2: A residential use adjacent to a residential zone – 6’ or 2/3(H). Adjacent to a non-residential zone -10’ or ¾ (H). b. C-1: A residential use adjacent to a residential or nonresidential zone – 10’ or ¾ (H). 6. The maximum height of a duplex in either zone is 25’ building height (UDC TABLE 6.3-4.A and TABLE 6.3-2.B) 7. The stretch of South Campbell where the work is being proposed is considered a local street. Per 6.4.5.C of the UDC, For single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line. 8. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 9. Ensure bicycle parking is provided per article 7.4.8 of the UDC. 10. Ensure compliance with UDC 7.4.6: a. Per 7.4.6.K “Use of Street or Alley for Maneuvering Area A street or alley cannot be used for maneuvering directly into or from any parking space located wholly or partially outside the public right-of-way , except as follows: 1. The following uses are permitted to use a street or alley for access and maneuvering: a. Residential uses (including, but not limited to, single-family dwellings, mobile home dwellings, duplexes on individual lots, multifamily development, and Residential Care Services) that provide four or fewer off-street motor vehicle parking spaces. 11. The density calculations appear compliant with the R-2 and C-1 zones. The R-2 zone allows 15 units per acre, per TABLE 6.3-2.A. The C-1 Zone allows 36 units per acre per TABLE 6.3-4.A. 12.
