Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The use of the site is not specified; therefore no Use Specific Standards can be provided. Provide a defined used per UDC Table 4.8-5 on the Development Package submittal as a General Note. 3. Parking for the general Industrial Use Group is calculated as follows (Table 7.4.4-1 UDC); a. 1 space per 1000 sq. ft. GFA b. Long-term bicycle parking is required at 1 space per 15,000 sq/ft GFA with a minimum of 2 spaces and maximum of 10 spaces. See UDC Article 7.4.9 for design specifics. If the use of the site is not Industrial, please refer to UDC Table 7.4.4-1 for parking space requirements. 4. If the proposed expansion is more than 25% GFA of the site full code compliance will be required (UDC Article 7.4.3.E). Provide an expansion with the Development Package submittal to determine. 5. The description for the proposed project includes a “shade structure”, that is not shown on the provided Site Plan. 6. Non-residential uses adjacent to non-residential zones have 0’ setbacks adjacent to interior lots (UDC Table 6.3-5.A). 7. For nonresidential and multifamily development abutting an Arterial or Collector Street the minimum required street perimeter yard is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan, whichever is greater (UDC Article 6.4.5.C.2). 8. The maximum building height for a commercial use in the P-I zone is 50’ (6.3-5.A UDC). 9. The property is in the Airport Environs Height Overlay Zone 1. See UDC Article 5.6 for any applicable requirements. 10. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 11. As the Site is made up of two separate parcels a lot combination or a cross access agreement will be required to approve the Development Package as shown on the site plan. 12. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
