1. A new Certificate of Occupancy will be required.

2. The existing zone is I-1. Perishable Goods Manufacturing is a permitted use in I-1, with Use-Specific Standards 4.9.5.C.2, .4, .5, .6, .8, 4.9.5.E.1 & .2 and 4.9.13.Q. Food and Beverage Sales is permitted in I-1, subject to Use-Specific Standard 4.9.13.Q. Clarify percentage of building that is used for Food and Beverage Sales.

3. Maximum Height: 75 feet

4. Setbacks: Street setbacks 20 feet or 1.5H of proposed wall, whichever is larger, measured from the street property line. Rear/Side is 0’.

5. Motor Vehicle Space requirements:
1 spaces/1,000 SF GFA (Perishable Goods Manufacturing)
1 space/300 SF GFA (Food and Beverage Sales)

6. Bicycle Parking Requirements:
