Comments:

1. Most of the 198 acres proposed for rezoning has been previously graded to a flat condition and a some of the area is currently covered with impervious surfaces including airplane runways.

2. The Tucson Airport Authority has a master drainage plan that requires periodic reports monitoring the increase in impervious areas and showing how stormwater detention and retention requirements are met.

3. All future development must meet the standards and reporting requirements of the master drainage plan.

e. Signs: Signs are not currently looked at for this site, just at the entry right now. If they proceed and we are actively examining zoning / signage on the campus, here's the signage ratio allowance: Rezoning of the airport site to a commercial zoning for business uses would allow for a sign area ratio of 3 square feet of sign area per linear foot of street frontage.
For rezoning to industrial, the sign area ratio is 4 square feet of sign area per linear foot of street frontage.
Freestanding signage is to be reviewed separately.
