COMMENT: A Development Package that meets the requirements of Administrative Manual 2-06 is required. Building Permit can be submitted and reviewed concurrently with the Development Package but the Building Permit cannot be approved until the Development Package is approved. 2. COMMENT: The site is within the Infill Incentive District – Greater Infill Incentive Subdistrict, review and approval by Special Districts will be required. COMMENT: Per UDC Table 7.4.4-1 – The minimum number of motor vehicle spaces required for Commercial – Food Services is 1 space per 100 sq. ft. GFA and outdoor seating areas. It appears the outdoor seating area is a part of the Commercial – Food Services use and is proposed to be 864 square feet which would trigger an additional 9 parking spaces. 5. COMMENT: The Infill Incentive District – Greater Infill Incentive District allows a reduction in parking by 25%. 6. COMMENT: An updated Individual Parking Plan (IPP) will be required if additional parking cannot be provided. 7. COMMENT: The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
