Per Access Management Guidelines 5.11, a driveway throat length of 60 ft from the edge of the travel lane on Benson Hwy is required. COMMENTS:
1. Comment: The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits (demolition permit) can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency.

2. Comment: The existing zone is C-2. Food and Beverage Sales is a permitted use in C-2.

3. Comment: In the C-2 zone there is not a minimum lot size. UDC TABLE 6.3-4.A.

4. Comment: There is no maximum lot coverage for nonresidential use. UDC TABLE 6.3-4.A.

5. Comment: The height maximum is 40’ for C-2 for feet for nonresidential use. UDC TABLE 6.3-4.A.

6. Comment: Setbacks for a nonresidential use adjacent to a nonresidential zone is 0 feet. UDC TABLE 6.3-4.A.

7. Comment: Benson HY is a Major Street & Route. Per UDC 6.4.5.C.2.a For nonresidential and multifamily development abutting an Arterial or Collector Street the minimum required street perimeter yard is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan, whichever is greater.

8. Comment: Motor Vehicle Space requirements (7.4.4): 1 space/300 SF GFA

9. Comment: Parking Area Access Lanes (PAAL) shall be 24 feet wide for 2-way traffic and fire access and 20 feet for one-way access isle.

10. Comment: Comply with Section 7-01 Pedestrian Access in the Technical Standards Manual for new construction.

11. Comment: Parcels 13219017B and 132190130 are under the same ownership. Upon formal submittal, a tax parcel combination, cross-access agreement, or a recorded Covenant Regarding Development and Use of Real Property will be required. Please contact Pima County for the parcel combination request.
