1. This lot is part of a subdivided lot that was previously split. Because of this any additional lot splits will require a minor subdivision plat. Per UDC Sec 8.3.1.
2. The submitted Plats are labeled as a Tentative but should be labeled as Minor Subdivision. These differences can be found in the Administrative Manual 2-06 for Tentative Plat requirements & 2-07 for Minor Subdivision Plats
3. The NW Property dimension incorrect on the Site Development Plan should be 25.99’.
4. The Proposed 20’ utility easement should be adjacent to property line.
5. Please address the discrepancy of lot line measurements as bearings are shown to be equal.
6. Ensure submission of required documents meets Administrative Manual (AM) 2-07.
7. Covenants Conditions & Restrictions, (CC&Rs) are required for the proposed private sewer line maintenance. Per AM 2-07.5.6.
