This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to assure compliance with the applicable UDC development criteria and Technical Standards.

COMMENTS:
1. Based on the changes to the site, full landscape code compliance will be required for the expansion area.
2. There must be a NPPO or NPPO waiver. An NPPO is required per UDC 7.7.3-B. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted or approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the UDC and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval.
3. Bring the existing landscape borders to code to the fullest degree possible.
4. Ensure the required number of trees is in all vehicular parking areas (1 tree: 4 parking spaces) per UDC 7.6.4.B.1. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

6. All landscape plans shall incorporate water conserving design as defined in UDC Section 7.6.6, Use of Water, and as described in the Technical Standards Manual 5.01-5.11.
7. Maximize the rainwater harvesting across the site into the landscape areas, including but not limited to the street landscape borders as well as the tree wells for the required trees for the parking lot.
8. A Commercial Rainwater Harvesting plan is required per UDC Technical Standards Manual – Section 4-01.3.0. and Section 5-01.0.0 Landscaping and Screening. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. While there is no use provided, it is likely that the site is operating as a Commercial Storage use, which is allowed in the I-2 without use-specific standards.
3. Because the square footage increase constitutes greater than a 25% expansion per UDC 7.4.3.E, the site will be required to be brought up to full code compliance.
4. Parking is calculated as follows (Table 7.4.4-1 UDC); A commercial storage use is required to be parked using the following calculation: space per 5,000 sq. ft. GFA, plus 1 space per 5,000 sq. ft. of outdoor storage area for the first 20,000 sq. ft. of outdoor storage area, plus 1 space per 10,000 sq. ft. of outdoor storage area over 20,000 sq. ft. of outdoor storage area
5. Non-residential uses to non-residential zones have 0’ setbacks adjacent to interior lots per UDC 6.3-5.A.
6. Height maximums are 140’ in the I-2 zone.
7. South Country Club is a major street. For nonresidential and multifamily development abutting an Arterial or Collector Street the minimum required street perimeter yard is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan , whichever is greater (UDC 6.4.5.C).
8. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.

1. Repair the heaving sidewalk sections on the frontage of 44th St. and on the frontage of Country Club Rd.
2. Repair the broken sidewalk in front of the rolling gate along 44th St. in the southeast corner of the lot.
3. TSM 10-01.4.1.D Clarify if new curb returns are proposed along Country Club Rd. Existing driveway aprons can remain if cross slope is less than or equal to 2%. Show that the existing sidewalk satisfies this requirement or show that a new driveway apron per P. A. G. SD 206 will be built. Please call out the detail number in on plans.
4. If a new driveway apron is proposed for the southeast corner of the lot along 44th St., please call out P. A. G. SD 206 on the site plan.
5. P. A. G. SD 206 - Sidewalks that are crossed by driveways should be built at least 6” thick of class “B” concrete.
6. SDG 3-14 Where sidewalks cross driveways, the sidewalk should be dominant, maintaining the level, slope, and material of the sidewalk. Email me for examples.
