Site Zoning | REVIEW COMPLETED | FROM: Iman Monshizadeh PDSD Zoning Review Section PROJECT: TP-PRE-1123-00369 (1475 N ORACLE RD) TRANSMITTAL DATE: 11/15/2023 The proposed project is not a change of use or an expansion of 25% or greater, full code compliance will not be required for the site. As full code compliance is not required for the site, EV ready parking spaces will not be required. A development package will be required for this project. Information on the development package can be found here: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits Previously approved development package for the site (DP21-0268) was approved with a parking calculation of 259 spaces. Proposed reductions of parking spaces will require an IPP prior to zoning approval. Information on the IPP can be found here: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-4 As this is a City owned and operated site, a CMO waiver can be used to waive any development standards including parking calculations for the project. All new parking spaces will need to meet the minimum requirements of section 7.4.6 UDC MOTOR VEHICLE USE AREA DESIGN CRITERIA All bicycle parking spaces must meet minimum standards of section 7.4.9. BICYCLE PARKING DESIGN CRITERIA. Ensure proposed curb does not block maneuverability for adjacent parking spaces.
