This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

COMMENTS:

1. A landscape plan is required per 7.6.2.B.1-b, (which was submitted as part of this review).
2. Ensure the required number of trees is in all vehicular parking areas (1 tree: 4 parking spaces) per UDC 7.6.4.B.1. Per UDC 7.6.4.B-1 (4) “In development where it is necessary to bring the existing vehicular use areas into conformance with these regulations, gaps are allowed in the tree coverage requirement of even distribution, provided that at least the minimum required number of trees is placed within or adjacent to the vehicular use area with coverage which is as uniform as possible. Canopy trees adjacent to the vehicular use area may count toward meeting this requirement, provided the trees meet the criteria listed in Section 7.6.4.B.1.a(1).”, which this plans looks to conform to. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.
3. There will need to be a street landscape border on both E Speedway Blvd, N. Country Club Rd, & Anderson Blvd per UDC 7.6.4.C-2, (which was submitted as part of this review) See UDC 7.6.4.C for landscape border requirements.
4. The Landscape Plan should match the Commercial Rainwater Harvesting Plan as well as the Grading and Drainage Plan.
5. A Commercial Rainwater Harvesting plan is required UDC Technical Standards Manual – Section 4-01.0.0. and Section 5-01.0.0 Landscaping and Screening. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards for Stormwater Detention and Retention is required and shall work in conjunction with the Commercial Rainwater Harvesting design. Using Low Impact Development design and water harvesting provides critical basin detention and first flush retention for all new development and impervious area. COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. Food service is an allowed use in the C-2 zone and is subject to Use-Specific Standards 4.9.4.M.1 and 4.9.13.P.
3. UDC 4.9.4.M.1: Activities may be conducted outdoors. Loudspeakers or music, live or recorded, shall not be permitted within 600 feet of a residentially zoned property.
4. The maximum allowed height in the C-2 zone is 40’
5. The south and east setbacks are 0’.
6. N Country Club Dr. and E Speedway Bl. are Major Streets and Routes and must comply with the Developing area setbacks found in UDC 6.4.5.C.2. The required setback on both roads will be 21’ or the Height of the building measured from the back of the curb.
7. Parking is required at 1 space per 100 sq. ft. GFA and outdoor seating areas. With a proposed building size of 1656 sqft, 17 spaces will be required.
8. Pedestrian circulation may not pass behind a parking space.
9. Short-term bike parking is required at 1 space per 2,000 sq. ft. GFA. Minimum requirement is 2 spaces.
10. Long-term bike parking is required at 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces.
11. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
