COMMENTS:
1. The proposed development must comply with Administrative Manual 2-03 – Rezoning (Change of Zoning) Applications.
2. The proposed zoning O-2 and the proposed use is commercial – day care, adult care subject to use specific standards 4.9.13.J (UDC Table 4.8-3).
3. If the site is functioning as a single site, a lot combination is required and the site can be permitted with a single development package. If there is a physical barrier between the two parcels, preventing cars from cross accessing, then two development packages are required.
4. The minimum setback requirement from Medina and Lundy is 20’ from the property line (UDC 6.4.5.C).
5. The minimum setback requirement to the North and the West is the greater of 10’ or ¾ the height of the wall of the proposed structure (UDC Table 6.3-3.A).
6. The maximum height is 26’ (UDC Table 6.3-3.A).
7. The minimum parking requirement is 1 space per 300 square feet (UDC Table 7.4.4-1).
8. The minimum bicycle parking requirement is 2 short-term parking spaces and 1 long-term space per 12,000 square feet of gross floor area with a minimum requirement of 2 spaces.
9. Provide a pedestrian circulation path that connects all areas of development and to any adjacent street frontage. The path must be ADA accessible and a minimum of 4’ wide (TSM 7-01).
10. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
