1. Development must comply with the Administrative Manual Section 2-06 – Development Package. The Development Package is a separate submittal from the building permits, and the building permits cannot be approved until the Development Package is approved. As of November 23, 2024, a DP will not be required for this project.

2. The existing zone is HR-2. Multifamily is a permitted use, subject to Use-Specific Standards 4.9.7.B.6, .9, and .10.
3. Maximum Height: 25’
4. Setbacks: 20’ side and front streets, 10’ or ¾ height of structure along rear and side
5. Motor Vehicle Space requirements (7.4.4): 1 space/dwelling unit

Tucson Water has no objections to the proposed development and offers the following comments for your convenience:

There is no water main in Bean Avenue. The proposed new accessory dwelling unit (ADU) will need to obtain its water either from:
a) The existing private water lines that serve the existing duplex on the site.
b) A new water meter and service line connected to the existing 6” water main in 2nd Avenue.

Please note: It will not be possible to split this lot if either of the above options are chosen, as Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 requires that each new lot must have a minimum of 15’ of real property frontage onto a public or private street, public alley (or public utility or water easement granted to the City of Tucson) that contains a public water main that can be tapped to serve the lot. An easement to the street, alley or easement containing the water line is not real property frontage and will not meet this requirement.

Tucson Water’s records indicate the existing duplex on the site is served by a 5/8” water meter and a ¾” water service line connected to the existing water main in 2nd Avenue.
