1. Development must comply with the Administrative Manual Section 2-07 – FINAL PLAT, BLOCK PLAT, MINOR SUBDIVISION, AND CONDOMINIUM PLAT APPLICATIONS.

2. The existing zone is R-2. Single-Family Residential is a permitted use in the R-2 zone, subject to use-specific standards 4.9.7.B.6, .9 & .10. (4.8.2)

3. A supplemental site plan will be required to demonstrate that the existing development complies with zoning standards with proposed lot lines.

4. Minimum Lot Area: 5,000 SF (TABLE 6.3-2.A)

5. Maximum Lot Coverage: 70% (TABLE 6.3-2.A)

6. Maximum Height: 25 Feet (TABLE 6.3-2.A)

7. Setbacks:
a. Front Street: 20 feet (6.4.5.C.1.b)
b. Side Street: 10 feet (unless corner lot, then 20’ on both sides) (6.4.5.C.1.b)

TW New Area Development REVIEW COMPLETED TP-PRE-1023-00367 - Pre-Application Conference Review v1 – 828 E 24TH ST

Tucson Water offers the following comments for your convenience:

1. Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 prohibits a water meter lying in the frontage of one lot from serving a building on any other lot. The private water line from the water meter to a building must not cross any lot lines. Some re-location of existing water meters may be necessary in 24th St. and Park Ave.

2. Please verify the ‘existing’ water meter shown north of, and just east of, the common lot line between New Lots 2 & 3 will only serve the building addressed as 1402 S. Park Avenue by opening the water meter box and recording the water meter number. Tucson Water’s records indicate the water meter number for 1402 S Park Avenue is 14662621. If the water meter number is 14662616, it is serving the building addressed as 840 E 24th, and the water meter for 1402 S. Park Avenue should be east of this water meter. The Google Street View photo of this area taken in April 2022, shows what may be the water meter for 1402 S Park Avenue adjacent to the STOP sign on 24th Street at Park Avenue.

3. Tucson Water’s records do not show the existing water meter for New Lot 1 (828 E 24th St.) in the frontage of Lot 1, as shown on Sheet 2 of the submitted document. Nor does the Google Street View photo of this area taken in April 2022 show a water meter in this location. Tucson Water’s records indicate water the meters serving the buildings addressed as 828 and 840 E 24th St. share a single water meter service line to the 6” water main in 24th St. These water meters may be in the same meter box or they may be in two meters boxes located closely together. If the water meter for the building addressed as 828 E 24th St. is not in New Lot 1’s frontage onto 24th Street, it will need to be relocated.

4. No existing water meters were shown by Keynote 8 for the buildings addressed as 1410 and 1412 S Park Avenue on Sheet 2. The existing water meters for these addresses will need to be shown on the Site Plan submitted with the minor subdivision plat.

5. Please see Tucson Water’s NW191414 valve map for the approximate location of the water meters for these 5 addresses.

6. Copies of the valve maps and any ‘as-built’ plans referenced in these comments may be obtained from Tucson Water’s Mapping & GIS Center by sending an e-mail request for them to TWMapInfo@tucsonaz.gov.
