Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. Commercial-Animal Service General is an allowed use in the SR zone, conditional on compliance with 4.9.4.D.5 per UDC TABLE 4.8-1. 3. Parking is calculated as follows (Table 7.4.4-1 UDC): 1 space per 400 sq. ft. GFA. Upon review of the last approved site plan, there appear to be 32 parking required and provided. The addition of 1,500 square feet would require an additional 4 parking spaces. Per UDC 7.4.5.REDUCTIONS AND EXCEPTIONS, there are ways to reduce the parking requirement by 20%, if needed. 4. Non-residential uses in the SR zone adjacent to residential zones have a setback requirement of 4(H) of a structure(UDC TABLE 6.3-1.A). More information is needed to calculate the required setback. 5. The maximum height of a structure in the SR zone, for a non-residential use, is 30’ (TABLE 6.3-1.A) 6. The addition of 1,500 square feet will exceed the maximum lot coverage for the site perTABLE 6.3-1.A. The lot coverage maximum is 15%. Please see 6.4.3 for how zoning calculate lot coverage. 7. In order to achieve a lot coverage greater than the maximum, you may do one of the following. a. Please contact Mark.Castro@tucsonaz.gov to inquire about the feasibility of a board of adjustment variance. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 9. Some code changes have been adopted by the city of Tucson since the approval of the last Development Package for the site. If a revision to that DP (DP22-0117) will be submitted, please update the street setback section of the DP to reflect the new changes in UDC 6.4.5.C.2. The new street setback requirements are 20’, as measured from the street property line. 9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. | TW New Area Development | REVIEW COMPLETED | TP-PRE-1023-00366- Pre-Application Conference Review v1 – 8300 E TANQUE VERDE RD Tucson Water has no objections to the proposed development and offers the following comments for your convenience: 1. Tucson Water’s records indicate this parcel is currently served by two water meters and a fire service as described below: a. A 1” irrigation water meter connected to the existing 8” water main in Woodland Road via a 1” water service line, and b. A 2” water meter connected to the existing 8” water main in Woodland Road via a 2” water service line. c. A 4” fire service line connected to the same water main. 2. Should a larger water service line or water meter be needed for this proposed development, please contact Tucson Water’s New Services Section by sending an e-mail to TW_COMMON@tucsonaz.gov.
