1. The site resides within the Naylor-Swan Park Undefined Shallow flow floodplain. This will require a floodplain use permit with elevation certificate. The Ice Kiosk will be required to have a Finished floor elevation of 2605.92 feet NAVD88.
2. Extend the pedestrian striped path on the west hand side of the ADA parking spot to the ROW path to connect pedestrian circulation.
3. Call out the light post base that is to be removed along the ROW south of the kiosk.
4. Vertical Separation will be required along the area where the existing water kiosk will be removed so as to contain the driving area to the parking lot.
5. Display an accessible path from the parking lot to sidewalk for the kiosk. Can potentially add a ramp along the north area of the existing water kiosk
6. This review is for Pre-Application purposes. Please be aware that additional comments may be forthcoming during submission process.

1. The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency.

2. This site is zoned C-2. Food and beverage sales is a permitted use in this zone.

The addition of this use to the property incurs one motor vehicle parking space. This space is required to be van accessible and should be directly accessible from the kiosk.

In addition, the submitted plan does not indicate how a person with a mobility disability would be able to access the kiosk.

A potential solution would be to provide a ramp from the sidewalk to an accessible path (either a continuation of of the sidewalk or striped path), which connects, optimally, to a new van accessible parking space to the north of the kiosk (rather than the existing accessible space closer to the Metro/T-Mobile store entrance).

Pre-app for future Ice Kiosk
Based on the information provided, Tucson Water has no objections to, or comments on, the proposed development.
Potentially serving this newly Ice kiosk is a 8in PVC potable water main, D zone located on the east side of the parcel.
There is an existing 5/8" water meter currently serving the retail store located on the lot. This meter needs to be relocated in advance, as its current position conflicts with the proposed location for the future ice kiosk installation.
