Development must comply with the Administrative Manual Section 2-06, Development Package 2. A Commercial – Residential Care Service- Rehabilitation Service or Shelter Care is an allowable use with adherence to use specific standards I-1: 4.9.7.J.1, 3.d, .4, .5, .6, and 4.9.13.Q a. A board of adjustment variance will be required, as the site appears to not meet the 500 foot separation requirements to a residential zone. 3. Per UDC Table 6.3-5.A, the following dimensional standards apply: a. Height Maximum: 75’ b. Lot Coverage: N/A c. Lot Size: N/A d. 0’ perimeter yard setback requirements adjacent to non-residential zones. 4. Ensure compliance with Table 7.4.4-1: Minimum Number of Motor Vehicle Spaces Required. More information is required, as parking is dependent on the number of residents at the care facility. Parking appears to be sufficient. 5. Per UDC 6.4.5.C.2.b. For nonresidential and multifamily development abutting a Local Street (21st, Park) : the minimum required street perimeter yard is 20 feet, as measured from the street property line . 6. Ensure access for the proposed southern parcel complies with section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual. a. The pedestrian circulation paths must comply with 7-01.3: Within all development, a continuous pedestrian circulation path is required as follows: A. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. B. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. 7. Ensure bike parking, per Table 7.4.8-1 of the UDC is adequate. a. Short Term Parking Required: 0.05 spaces per bedroom. Minimum requirement is 2 spaces. b. Long-Term Parking Required: 0.10 spaces per bedroom. Minimum requirement is 2 spaces. c. Ensure compliance with UDC 7.4.9 – Bike Parking Design Criteria 8.
