This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to ensure compliance with the applicable UDC development criteria and Technical Standards.

SITE LANDSCAPE/NPPO COMMENTS:

1. Provide positive drainage from the proposed building where feasible toward the existing street landscape border area to the south and add curb cuts for water harvesting for the trees and plants in that area.

2. If it is determined that this project is an expansion that exceeds 25 percent, then full landscape code compliance will apply. For this project that will include compliance with the parking area shade tree requirement of 1 tree per 4 parking spaces, supplemental irrigation for those additional trees, and depressed tree planter areas at 6-9 inches for water harvesting.

3. Site Landscape has no other comments or concerns with this proposed building expansion.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06, Development Package
2. A Commercial – Automotive Service and Repair Major (Excluding bodywork and paint booths) use is allowed in the C-2 zone with adherence to Use Specific Standard 4.9.13.E.
3. Per UDC Table 6.3-4.A, the following dimensional standards apply:
a. Height Maximum: 40’
b. Lot Coverage: N/A

4. Ensure compliance with Table 7.4.4-1: Minimum Number of Motor Vehicle Spaces Required (1 Space per 300 sq ft GFA)

6. Ensure access for the proposed southern parcel complies with section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual.
a. The pedestrian circulation paths must comply with 7-01.3: Within all development, a continuous pedestrian circulation path is required as follows:
A. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets.
B. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas.
7. Per UDC 7.4.3.E.1: “ If an expansion is less than 25% or if a series of expansions cumulatively results in less than a 25% expansion in floor area , the requirements of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning regulations in effect at the time of approval of the most recent approved plan for the existing development. However, if the existing development was approved prior to April 1, 1969, and there is no approved plan on file with the City, the vehicular use area for the existing development shall be subject to full code compliance.
