PROJECT: PROPOSED ANNEXATION WITH ZONING FOR INDUSTRIAL SITE FOR THE DEVELOPMENT OF BATTERY ENERGY STORAGE TO SERVICE TEP SUBSTATION
ACTIVITY NO: TP-PRE-0924-00213
ADDRESS: 6775 E LITTLETOWN RD
ZONING: PIMA COUNTY INDUSTRIAL
LAND USE: UTILITY SERVICE

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to ensure compliance with the applicable UDC development criteria and Technical Standards.

SITE LANDSCAPE/NPPO COMMENTS:

1. The street frontage is not listed as a major or minor street on Tucson or Pima Maps, so a traditional street landscape border is not required. The proposed wall is an appropriate application for this land use.

2. It was brought to our attention in the meeting that the north property is zoned Suburban Ranch Residential. Industrial zone adjacent to residential requires a 10' interior landscape border and a 5' wall. Utility service adjacent to residential requires a 6' wall only. Keep these requirements in mind as you move forward with the project. Code reference for landscape borders here: UDC 7.6.4.C-2 and Table 7.6.4-1. See UDC 7.6.4.C for landscape border requirements.

If any questions come up in the future with regard to landscape on your project, please reach out at my email attached below.

Thank you.
