Minimum lot size for residential uses in the O-3 zone is 5,000 sf. Current lot size of 3,748 sf designating this as a non-conforming lot size. Any work that would increase its non-conforming status requires a board of adjustment variance. Maximum lot coverage for a residential use in the O-3 zone is 75%. With the proposed changes to the site this standard will most likely not be an issue. Rear and side yard setbacks for a residential use adjacent to a residential or non residential zone in the O-3 zone are 10’ or ¾ * Height (whichever is greater) measured from structure to property line.
