For parcels with historic resources, compliance with historic preservation standards and review by the Tucson-Pima Historical Commission's Plans Review Subcommittee (PRS) will also be required. TP-PRE-092-00328 ADDRESS/PARCEL: 196 N COURT VA/MANY ZONING: NA This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to assure compliance with the applicable UDC development criteria and Technical Standards. COMMENTS: 1. Landscape/NPPO has no issues or concerns about this proposed project. 2. A landscape plan will be required per 7.6.2.B.1-b for all new planting, including showing how all plantings will be irrigated, including new plantings in containers across the site. The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10. 3. For any and all plantings within the ROW, please reach out to David Marhefka (david.marhefka@tucsonaz.gov) of the Department of Transit & Mobility and verify that your plans meet DTM’s standards. 4. Technical Questions/Comments: a. Make sure root barriers are shown for all planting details located near or adjacent to any concrete/paving. b. Include shop drawings for the proposed steel planters with your submittal to ensure that all sealants being used for the interior of planters will not harm the plantings themselves. c.
