1. This parcel is zoned O-3. Rezoning entitlement case TP-ENT-0823-00034 proposes to rezone this site as C-1.

2. Per TP-ENT-0823-00034, a plat document can serve as the equivalent of a development package submittal required to effectuate rezoning as stated in rezoning condition #1. The plat can be submitted as either a Minor Subdivision or as a Condominium Conversion Plat.

3. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the permit review process, the Site Zoning Review Section will conduct a full review to assure compliance with applicable UDC development criteria and technical standards.

TW New Area Development * REVIEW COMPLETED Existing Water Service:
The subject parcel is currently served by one existing 2-inch domestic water meter, which provides water service to all individual buildings within the parcel. This water service was established in 1964 and is connected to the existing 12-inch cement asbestos water main (C Zone) located along the southeast side of the parcel, within the right-of-way of N. Wilmot Road.
Proposed Parcel Separation:
If the subject property is subdivided into separate parcels as proposed, Tucson Water would not be able to provide individual water service to the newly created parcels because the proposed parcels do not have frontage on a public water main. The existing 2-inch service currently serves the entire property from a single connection and does not provide individual water-main frontage for the proposed parcels.
Therefore, the proposed parcel configuration will need to address water service and water-main frontage requirements as part of the subdivision/ownership separation process. Tucson Water should review the proposed configuration and determine the appropriate method for providing compliant water service to each newly created parcel, including whether a new water main extension, easement, or other approved water service arrangement would be required.
