| Residential Building * | REVIEW COMPLETED | TP-PRE-0826-00167 5950 E BROADWAY BL Unit:120 Confirmation of Egress Plan The primary issues identified during this preliminary review are the apparent dead-end aisle condition, the 75-foot maximum common path of egress travel, available aisle/accessway widths, accessible route width, and the potential use of the conveyor turnaround/replenishment area as part of the egress path, which will not be allowed as it is a part of the kitchen. These conditions shall be addressed and clearly demonstrated on the revised plans. Preliminary Plan Review Comments – A-2 Restaurant Means of Egress and Accessibility Please note that these comments are based on a preliminary review of the submitted plans. Additional comments may be generated upon review of revised drawings and supplemental information. The following Building Code conflicts, deficiencies, and requests for additional information have been identified regarding the proposed means of egress and accessibility. Please revise the plans and provide the following information: 1. Occupant Load Provide an egress plan demonstrating how the design occupant load was determined. Identify the total occupant load for the tenant space and the occupant load for each room or area, including the applicable occupant load factor and calculated square footage. Identify occupant loads for all applicable areas, including, but not limited to, waiting areas, bench seating, chair seating, dining areas, kitchen, storage areas, restrooms, and other occupied spaces. IBC Sections 1004.1, 1004.4, 107.2.3 2. Egress Paths Clearly identify and dimension the width and length of all required exit access and egress paths on the plans. The path of egress travel shall not pass through kitchens, storage rooms, closets, or similar spaces not intended for egress. The conveyor turnaround/replenishment area is considered part of the kitchen and shall not be included as a portion of the required egress path. The egress plan cannot use this area and demonstrate that the resulting common path of egress travel does not exceed the permitted 75 feet. IBC Sections 1016.2, 1006.2.1, 107.2.3 3. Exit Access Travel Distance Dimension the exit access travel distance from the most remote point of each occupied space to the applicable exit. Clearly identify the start and stop points used to establish each travel distance. IBC Section 1017.2 4. Common Path of Egress Travel Dimension the common path of egress travel from the most remote point of each occupied space to the point where occupants have access to two separate and distinct paths of egress. Clearly identify the start and stop points used to establish the common path. The maximum permitted common path of egress travel for this sprinklered A-2 occupancy is 75 feet. This is a maximum distance and shall be demonstrated for each applicable occupied area. For example, the common path from the walk-in freezer or men's restroom shall be measured from the most remote point within the space to the point where two separate paths of egress become available, such as the exit access door leading into the exit passageway, as applicable. The common path calculation shall not include the conveyor turnaround/replenishment area as an egress path, since this area is considered part of the kitchen. IBC Section 1006.2.1 5. Egress Capacity and Egress Convergence Identify the number of occupants entering the exit passageway from the stairway and from all other egress components. Provide egress capacity calculations demonstrating that the exit passageway and other components of the means of egress are adequately sized for the required occupant load, including egress convergence, where applicable. IBC Sections 1005.2, 1005.6, 107.2.1 6. Aisle Width Provide and dimension the required minimum width of all aisles and aisle accessways. Aisle width shall be based on the applicable occupant load, required egress capacity, and accessibility requirements. Revise the plans to clearly demonstrate that the proposed aisle widths comply with all applicable requirements. IBC Sections 1005.2, 1018.2, 1030.9.1 7. Accessible Route Clearly identify and dimension the required accessible route connecting the accessible entrance to all required accessible spaces, including accessible restrooms, dining/seating areas, and exits. Provide a minimum 36-inch clear accessible route, where required, and demonstrate compliance throughout the entire route. The accessible route currently appears to provide approximately 34 inches of clear width along the east side. The west-side aisle is shown at approximately 4 feet; however, the placement of chairs will likely reduce the available clear width below that required. Revise the plan to clearly demonstrate the required clear width of the accessible route and aisle accessways with the proposed furniture and seating locations shown. 2017 ANSI A117.1 Sections 402, 403.5 8. Dead-End Aisles Revise the plans to demonstrate that dead-end aisles comply with the applicable maximum dead-end length. The proposed dining/seating layout appears to create dead-end aisle conditions that exceeds the 20-foot maximum. Please revise the plans to show a 20-foot maximum dead end aisle between the conveyor belts. IBC Section 1030.9.5 9. Aisle Accessway at Tables and Counters Where seating is located at a table or counter and is adjacent to an aisle or aisle accessway, dimension the required clear width in accordance with the applicable provisions. The required clear width of the aisle or aisle accessway shall be measured to a line 19 inches from and parallel to the edge of the table or counter, where applicable. IBC Section 1030.13.1 10. Accessible Turning Spaces Show and dimension the required accessible turning spaces at locations where turning space is required along the accessible route and at required accessible spaces. Turning spaces may be provided as either a circular turning space or a T-shaped turning space, where permitted. 2017 ANSI A117.1 Section 304 11. Aisle Width / Egress Capacity Provide sufficient aisle width to satisfy both the minimum accessible route requirements and required egress capacity, as applicable. Where an aisle is required to serve as part of the means of egress, demonstrate compliance with the applicable egress-width factors based on the occupant load. For example, an occupant load of 182 persons multiplied by an egress-width factor of 0.20 results in a required width greater than 36 inches. The plans shall demonstrate that the proposed aisle width satisfies the more restrictive applicable requirement. IBC Section 1005.2; 2017 ANSI A117.1 Section 403.5 12. Panic Hardware Provide panic hardware or fire exit hardware at doors serving Group A occupancy where required based on the occupant load and door configuration. Identify the applicable occupant load served by each required door and demonstrate compliance with the applicable requirements. IBC Section 1010.1.10 13.
