Comment: The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits (and demo) can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency. 2. Comment: If applicable - Building, portions of buildings, or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued. Demolition (Historic Structures) Application and General Information may be downloaded at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation/Historic-F…. Please submit the completed documentation under the permit number via your TDC online account. 3. Comment: Group dwelling sorority is an allowed use in the R-3 zone with the following Use Specific Standard 4.9.7.B.6. 4. Comment: In the R-3 zone there is not a minimum lot size. UDC TABLE 6.3-4.A. 5. Comment: Lot Size (min.) = N/A 6. Comment: Maximum lot coverage is 70%. 7. Comment: Setbacks for Nonresidential Use to Residential zone (min.) = 10’ or ¾(H) Without a west building height elevation, we are unable to determine the minimum required setback to the west property line. 8. Comment: All street setbacks are 20’. 6.4.5.C.2.b. For nonresidential and multifamily development abutting a Local Street: the minimum required street perimeter yard is 20 feet, as measured from the street property line. A Design Development Option (DDO) minimum will be required to reduce the both street setbacks. 9. Comment: The height maximum is 40 feet for nonresidential use. UDC TABLE 6.3-4.A. 10. Comment: Ensure compliance with Table 7.4.4-1: Minimum Number of Motor Vehicle Spaces Required for Group Dwelling - Sorority 0.7 space per resident. On projects where rent/lease of space is by the bedroom, the requirement is 0.85 space per bedroom or 2.00 spaces per dwelling unit, whichever is greater. Identify the ADA Van Accessible Parking spaces. 11. Comment: Per UDC 7.4.6.K.A., A street or alley cannot be used for maneuvering directly into or from any parking space located wholly or partially outside the public right-of-way. As the site is being demoed and redeveloped, the site will need to be brought up to full code compliance including vehicle parking. The depicted vehicle parking is not compliant with UDC 7.4.6.K.A. A Variance or Zoning Determination Letter (from the Zoning Administrator) may be required based on the existing vehicle parking and historic precedent. 12. Comment: Ensure compliance with Table 7.4.8-1: Minimum Required Bicycle Parking Spaces – a. For Group Dwellings - Short-term Bicycle Parking is 0.10 spaces per bedroom and the minimum requirement is 2 spaces. b. For Group Dwellings - Long-term Bicycle Parking is 0.5 spaces per bedroom and the minimum requirement is 2 spaces. Upon formal submittal clearly identify short and long-term bicycle parking. 13. Comment: Ensure bike parking design is compliant with 7.4.9 of the UDC. 14. Comment: Ensure compliance with Table 7.4.11-1: Minimum Required EVSE – a. Group dwellings EV Installed is not required. b. Group dwellings EV Ready Required is 10%. c. Group dwellings EV Capable Required is 20%. 15. Comment: Ensure EV Parking Design is compliant with 7.4.12 of the UDC. 16. Comment: While loading zones are not required, the depicted loading zone must comply with UDC section 7.5.4. Design Criteria. 17. Comment: Ensure the site complies with section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual. a. There are two existing meters located on the southeast side of the building. Based on the plan sketch provided, it appears that these existing meters will be sufficient to accommodate the requirements of the proposed project.
