SITE LANDSCAPE/NPPO COMMENTS:

1. Parking and storage of commercial vehicles and heavy equipment on site especially along the street frontage may require additional screening that may be defined as conditions of this rezoning per Entitlements review.

COMMENTS:
1. COMMENT: Formal application of site modifications require a Development Package that meets the requirements of Administrative Manual 2-06.

2. COMMENT: The site is zoned O-3 and the proposed use appears to be Commercial – Construction Services which is not a permitted use in the O-3 zone. Zoning classification, C-2, permits Commercial – Construction Services, subject to use specific standard 4.9.13.P (UDC Table 4.8-3)

3. COMMENT: Per UDC 11.3.4.J, Commercial – Construction Services is defined as a use that “provides construction activity to be performed at a construction site and may include related work being performed on shop premises. Typical uses include construction companies, carpentry services, and plumbing services.” If the applicant disagrees with this analysis, please visit the Unified Development Code, Article 11 for more defined uses.

4. COMMENT: Use specific standard UDC 4.9.13.P, limits all activity to an enclosed building. If the use cannot be confined to an enclosed building, rezoning to C-3 would be required, which has no applicable use specific standards.

5. COMMENT: The minimum parking requirement for Commercial Services is 1 space to 300 gross floor area.

6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
