This parcel is zoned C-2. “Food service, excluding soup kitchen” is a permitted use in C-2. 2. The proposed development may be submitted as a tenant improvement (Commercial Addition/Alteration permit type) and will not require a development package (Administrative Manual Chapter 2-06) to be submitted. 3. Despite the change of use for the suite from retail use to “food service”, because total “food service” uses constitute less than 50% of the overall gross floor area of the shopping center, this project may be parked at 1 space per 300 sq of floor area (rather than the typical 1 space per 100 sf of floor area for food service). A review of previous site plans and Board of Adjustment variances approved for this site indicate that this use will not require additional parking beyond what is currently provided on site. 4.
