COMMENT: The proposed development requires compliance with Administrative Manual 2-06 – Development Package (Site Plan and Tentative Plat). Two Development Packages are required, one for proposed development on APN 11621354B and one for APN 11621295B. 2. COMMENT: The sites are zoning R-2 and the proposed use is Civic – Cultural, Privately owned and operated which is permitted through a Mayor and Council Special Exception subject to UDC 4.9.3.C.2 -.8 (UDC Table 4.8-2). Per UDC 4.9.3.C - The applicant may request modification or exception to the use specific standard from the Mayor and Council. 3. COMMENT: For APN 11621291A and APN 11621295B/116212900 to be considered two separate site, and for APN 11621291A to maintain residential use status each site must function independently from each other. 4. COMMENT: A lot combination for APN 11621295B/116212900 processed through Pima County Assessors is required. 5. COMMENT: The minimum setback requirements are as follows: - Nonresidential use adjacent to residential zone: 10’ or ¾ the height of the proposed development wall - Residential use adjacent to residential zone: 5’ - APN 11621354B adjacent to Mission: 20 ft - APN 11621295B – per UDC 6.4.5.C.1.b “where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. For carports and garages which face the street, the minimum required street perimeter yard is 20 feet regardless of the street.” 6. COMMENT: if the minimum setback requirement cannot be met with the change of use/improvements, a design development option (DDO) per UDC 3.11.1 might be applicable to reduce minimum setback requirement. 7. COMMENT: The minimum parking requirement for Civil Uses is 1 parking space per 300 square feet of gross floor area (UDC Table 7.4.4-1). 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
