City of Tucson adopted the 2024 IECC on January 1, 2026 and goes into effect July, 1, 2026 – please ensure that all plans adhere to those standards. 3. Please ensure that all special inspections/deferred submittals are discussed at either a Pre-Con meeting with the General Contractor who understands the timing of when they are to be submitted. City of Tucson *will* withhold final C of O’s until they have been submitted. They should be submitted in a time manner in a fashion that fits the sequencing of the actual construction process, i.e Post Tension Special Inspection reports should be submitted shortly after they are performed – not the day before a C of O is to be sought. 4. Ensure you have settled all addressing issues prior to submittal – that is contact Pima County Addressing (https://www.pima.gov/2588/Addressing) and have new addresses for these units prior to your submittal of any and all building permits. 5. When submitting the permit plan set, please ensure that the site plans are fully dimensioned. Submittals must clearly show dimensioned ADA-compliant paths of travel, PAAL widths, setbacks, and locations of adjacent structures. Revise the plans to clearly show that each proposed enclosure provides designated, separate space for solid waste containers and recycling containers. TSM 8-01.5.1.A 3. Show downspouts and scuppers on site plan. Must match site plan for DP and elevations and roof plan sheets for building permit. TSM 7-01.4.1.E 4. The north portion of the property shows what appear to be two stormwater basins. Upon submittal, provide a descriptor box adjacent to any proposed basins (Including Underground Features) on the grading/Storm Drain plan. Include a leader arrow to the basin or provide a label for the basin and reference the label on the top of the descriptor box. This can be done through an additional detail sheet or included on current basin detail sheet if the grading plans appear too narrow for such details. Include the following applicable information in the descriptor box: a. All street landscape borders should be designed on the project side of the ROW/Future ROW. 5. DTM review is required for all planting and irrigation in the ROW prior to the approval of the development package. A drip irrigation plan and details are required for all proposed landscape planting areas. 7. A Commercial Rainwater Harvesting plan is required: See Technical Standards Manual 4-01.3.0 RAINWATER HARVESTING PLAN. A Rainwater Harvesting Plan shall be submitted with all applications for commercial developments at which landscaping is required. The Rainwater Harvesting Plan shall consist of two elements: a Site Water Budget and a Water Harvesting Implementation Plan. Preparation of the Rainwater Harvesting Plan elements requires coordination between project managers, site engineers and landscape architects from the inception of the project. The two elements of the Rainwater Harvesting Plan shall illustrate water harvesting how will meet 50% of annual landscape water demand, as required by the ordinance. 9. Coordinate the Landscape Plan, Commercial Rainwater Harvesting Plan and the Civil Grading Plans to have identical basin size, grades/percent slopes, spot elevations and curb cut inlet and outlet locations. 10. Maximize rainwater harvesting across the site into all landscape areas, including the street landscape borders and planting islands for the required trees in the parking area. 11. The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency. 2. The site is zoned C-2. The proposed use is Automotive, Major Service & Repair (excluding bodywork and paint-booths), which is a permitted use in the C-2 zone subject to uses-specific standard 4.9.13.E. 3. An application for a lot line readjustment, TD-DIV-1125-00104, that affects this site is still requiring customer action to complete. Please complete actions on this permit prior to submittal of the development package for this project. 4. The minimum required setback to E Valencia Rd, a Major Street & Route (MS&R), is 10’. The minimum required setback to the west, south, and east, adjacent to C-2 zoning is 0’, not 5’ as indicated on the site plan. 5. | TW New Area Development * | REVIEW COMPLETED | Based on the information provided, Tucson Water has no objections to the proposed development. A potential water service option for this proposed development is to connect to the existing 8-inch Drain Valve Assembly (DVA) located on the southwest side of the Chase Bank building, adjacent to Lot# 9210. From this connection point, the proposed water main should be extended through the development and looped back to the existing 16-inch cement asbestos (CA) water main located within the right-of-way of E. Valencia Road along the north side of the parcel. This looping configuration would provide a redundant water supply and is consistent with Tucson Water's preference for a looped distribution system. Water pressure in this area is 76-83 PSI at an elevation of 2920ft. Water pressure can vary by an additional 5 psi +/-. For development, a looped water system will be required. If such looping is not technically feasible, a written explanation of what legal and/or technical reasons prevent such looping must accompany the Master Water Plan when it is submitted for review. (A Letter of Variance) A Water master plan will need to be prepared for this project and submitted to Tucson Water and local Fire Department for review and approval. The master plan must show the water main layout and identify if there is construction phasing for the new water mains. The Water Master Plan and detailed Water Design Plan are separate submittals that must be made through Tucson Water’s electronic plan portal at https://cityoftucsonaz-energovweb.tylerhost.net/apps/selfservice#/home, or can be combined into an “at risk” submittal.
