COMMENTS:

1. The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency.

3. 5411 E. Williams Blvd. falls within Development Area D in PAD-1:
a. Uses Permitted: Residential dwelling units, offices, restaurants, and service retail uses if located within a principal building; hotel and accessory uses allowed in Area D north and east of Williams Boulevard and Lot 25-B only.
b. Maximum Residential Density: 80 units per acre.
c. Building Setback Requirements from Public Streets: a distance equal to 60 percent of the building height, but not less than 20 feet.
d. Distance Between Buildings: a distance equal to 60 percent of the building height, but not less than 20 feet; providing, however, that if the buildings are linked either physically or architecturally, that there shall be no requirement of distance between the buildings.
e. Maximum Building Coverage: 80 percent of the lot area.
f. Maximum Floor Area Ratio: 6.0.
g. Minimum Usable Open Space Per Residential Dwelling Unit: 300 square feet, for all other uses a minimum of 10 percent of the total lot area.
h. Maximum Height: 120 feet.
i. Access: limited to Williams Boulevard and other wholly internal streets.

4. Ensure compliance with UDC Table 7.4.4-1: Minimum Number of Motor Vehicle Spaces Required:
a. Administrative and Professional Office: 1 space per 300sf GFA

5. Ensure the Motor Use Area complies with UDC 7.4.6-2.

6. Ensure the site complies with section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual. Within the entire development, a continuous pedestrian circulation path is required. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all dumpster areas, and all other common use areas.

7. As parcels 128100570 and 12810078J will function as one site, a lot combination or a signed covenant will be required.
