COMMENTS: 1. City of Tucson reviews middle housing projects under the IRC, please note that COT adopted the 2024 IRC on January 1, 2026. 2. City of Tucson adopted the 2024 IECC on January 1, 2026 and goes into effect July, 1, 2026 – please ensure that all plans adhere to those standards. 3. Ensure fire separation is achieve throughout all building – as these are 2 story duplexes, you will need fire separation between buildings and units. 4. Please ensure that all special inspections/deferred submittals are discussed at either a Pre-Con meeting with the General Contractor who understands the timing of when they are to be submitted. City of Tucson *will* withhold final C of O’s until they have been submitted. The should be submitted in a time manner in a fashion that fits the sequencing of the actual construction process, i.e Post Tension Special Inspection reports should be submitted shortly after they are performed – not the day before a C of O is to be sought. 5. Ensure you have settled all addressing issues prior to submittal – that is contact Pima County Addressing (https://www.pima.gov/2588/Addressing) and have new addresses for these units prior to your submittal of any and all building permits. 6. Ensure you have begun the process for any and all sewer/wastewater related permits through Pima County prior to the submission of any and all new building permits related to the site. |

DURING THE DEVELOPMENT PACKAGE REVIEW PROCESS, A FULL REVIEW WILL BE MADE BY THE SITE LANDSCAPE/NPPO REVIEW SECTION TO ENSURE COMPLIANCE WITH THE APPLICABLE CITY OF TUCSON UNIFIED DEVELOPMENT CODE, TECHNICAL STANDARDS MANUAL AND ADMINISTRATIVE MANUAL REQUIREMENTS FOR SITE LANDSCAPE, NATIVE PLANTS AND RAINWATER HARVESTING. SUNSHINE MILE DISTRICT - SITE LANDSCAPE REQUIREMENTS AND COMMENTS: 1. Except as required by Subsection III.F, Development Transition Standards, a complete or partial exception to Section 7.6 of the UDC, Landscaping and Screening Standards, may be granted in order to encourage infill and redevelopment on constrained sites. If shade is provided for pedestrians and customers, such as along sidewalks, pedestrian circulation paths and outdoor patios (in accordance with Subsection III.J.1), and there are no adverse impacts on adjoining properties, an exception may be granted by the PDSD Director from the landscaping and screening requirements. 2. Section E of the Sunshine Mile Overlay District, shade shall be provided for at least fifty (50) percent of all sidewalks and pedestrian paths as measured at 2:00 pm on June 21 when the sun is 82 degrees above the horizon. Shade may be provided by trees, arcades, canopies, or shade structures provided their location and design characteristics are compatible with the historic and design context of the street and the architectural integrity of the building. The use of plantings and shade structures in the City Right-Of-Way is permitted to meet this standard with the approval of DTM. See (page III-10). 3. Upon submitting the landscape plan development package, provide documentation and calculations explaining how all of the Sunshine Mile District requirements are being met. Examples: 40% open space and minimum landscape area; environmentally conscious design practices; 70% of the parking areas will be shaded; 50% shade requirement for all sidewalks and pedestrian paths. Section J (page III-23) Open Space No. 7, Parking areas may not be counted as Open Space. 5. Sunshine Mile Overlay District states that Open Space for Non-Residential use is a minimum of 10% of the lot area. Of that Open Space, 60% of that area must be landscaped. (See page IV-19 of the Sunshine Mile Final Document). KINO SUBAREA STANDARDS 6. The dimensional standards illustrated in Figures IV.C.3.b(2)(a)-(d) shall apply to all Projects within the Kino South Subarea. Additional Development Standards within the Kino Subdistrict (1) Transitions The following standards are established to enhance and protect the existing neighborhood, as well as mitigate potential negative impacts on existing single-family residential uses Adjacent to the Kino Subdistrict. Buffers and/or screening shall be provided between the Project and any Affected Residential Property and may include features such as landscaping, walls, architectural features, artwork or other enhancements (or combination of enhancements). GENERAL SITE LANDSCAPE/NPPO REVIEW SECTION COMMENTS: 7. If the above outlined Sunshine Mile District requirements cannot be met, then UDC site landscape and screening requirements will apply to this site.
