Pedestrian circulation is required to connect all buildings, any dumpster areas, common use areas, and the sidewalk on the street frontage per TSM 7-01.4. 2. The shop is required to have pedestrian circulation surrounding it between the Parking Area Access Lanes (PAAL’s) and the building. Per TSM Sec. 7-01.4.1.B 3. Clearly show downspouts on buildings to ensure that stormwater from roof drains, up to and including waters from the ten-year storm event, does not pass over sidewalks per Technical Standards Manual 7-01.4.3E. New building will include an oil/sand interceptor, and oil tanks on the south side of the building, adjacent to the existing Lexus building. Grade changes will be provided to maintain existing slope. TRANSMITTAL DATE: July 10, 2024 1. The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency. 2. The proposed project meets the zoning group use in C-2 (Commercial Land Use Group), Class: Automotive - Service and Repair and Type: Automotive - Major Service and Repair per 11.3.4.E.2. (Definitions) and Table 4.8-4 (Permitted Uses) subject to use specific standards 4.9.13.E. 3. The proposed project appears to consider two lots 122-12-048B and 122-12-048A as a single site, under single ownership, and as part of a unified development. As such, a lot-combination processed through Pima Count could be required prior to final approval of this project. 4. The following dimensional standards apply to the C-2 per UDC Table 6.3-4, unless otherwise noted: Per 6.4.5.2.b., Setbacks to E Bellevue St (north), are 20’-0”. Per 6.4.5.2.a., Setbacks to N Columbus Bl (west), are 10’-0”. Columbus is Major Streets & Routes (MS & R. Per 6.4.5.2.a., Setbacks to E Speedway Bl (south), are 10’-0”, measured from the existing and/or future property line (see comment 5 below). E Speedway Bl is Major Streets & Routes (MS & R). Setbacks for nonresidential use adjacent to a residential zone (east), are 36’-0” (1.5)(H) or (1.5)(24’-0”). Height is limited to 40’-0”. 5. E Speedway Bl (MS&R) is set to expand to a 120’ right of way from the current 95’, requiring further discussion with Department of Transportation and Mobility which may affect future development plans outside of this submittal you may have. Per UDC Table 7.4.4-1, Auto service and repair uses require 1 motor vehicle parking space per 300 sq ft. based upon square footage of 6,700, 23 parking spaces are required, of which one must be van accessible. Demonstrate that the site provides sufficient parking for the expansion and all existing uses. Refer to 7.4.6. for Motor Vehicle Use Area Design Criteria. 8. Per UDC Table 7.4.8-1, the minimum required number of short-term bicycle parking spaces is 2. The minimum required number of long-term bicycle parking spaces is 2. Per Section 7-01.0.0 of the UDC Technical Standards Manual, an ADA accessible circulation path that is a minimum of 4’-0” wide is required to connect all areas of development within the site and to any adjacent street frontage. Pedestrian connectivity to Bellevue and the existing trash enclosure is required. Refer to 7-01.4.0. for Location. 10. Per DP17-0285 and the rezoning conditions, case number C9-82-47, ordinance 5751, demonstrate compliance with conditions. 11. Upon submitting a future Development Package, be sure to include the previous history of rezoning C9-82-47, DP17-0285, T16CM09071, T99CM02007 and Board of Adjustment Variance C10-18-04 case and package numbers in the title block. 12.
