1. The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency.

2. Given the scope of the proposed work, a submittal meeting the stipulations for a “Minor Development Changes to Existing Commercial/Industrial Sites” is permitted. See the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Development-Package

3. As the proposed site of the new transformer is adjacent to two parking spaces, please be aware that per UDC 7.4.6.D.2.b, a parking space must have a minimum width of ten feet when the side(s) of the parking space abuts a vertical barrier over six inches in height.

4. If an increase to the size of the landscape island (on which the transformer) will sit is necessary, ensure that the adjacent two-way parking area access lane (PAAL) maintains its minimum required width of at least 24’. In addition, consider that changes to the location of the stop marking on the adjacent PAAL or marking of a new stop along the perpendicular PAAL may be necessary if the new transformer limits cross-traffic visibility.

5. If final design of the transformer results in a reduction in total motor vehicle parking spaces, provide an updated motor vehicle parking space calculation in comparison to the last approved site plan.
