COMMENTS:
1. Development may need to comply with Administrative Manual Section 2-06.0.0 Development Package. Building permits may be submitted concurrently with the development package; however, the development package must be approved by all reviewers prior to approval of the associated building permits.

2. Animal Service, with boarding as an accessory use, is permitted in the C-1 zone, subject to use-specific standards 4.9.4.D.1, .2, .3, .4, .8, .15, and 4.9.13.O. If the above use-specific standards cannot be met, a Zoning Examiner Special Exception Procedure will ultimately be required, in addition to compliance with use-specific standards 4.9.4.D.9 through .15.

3. Dimensional standards such as but not limited to, lot size, lot coverage, maximum building height, and setbacks, appear to be met.

4. Per UDC Table 7.4.4-1, five motor vehicle parking spaces are required for the proposed use.

5. Per UDC Table 7.4.8-1, short- and long-term bicycle parking is not required for the proposed use.

6. Ensure access standards found in Section 7.8 of the UDC and Sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.

7. The site is nonconforming as it relates to motor vehicle parking and on-site maneuverability. Keep in mind that UDC 3.3.3.H may be utilized to allow for the reuse and reinvestment of older, nonconforming uses and buildings such as existing. To utilize this section, the unpermitted awning along the west façade of the building must be removed. The plans submitted for the Certificate of Occupancy will also need to demonstrate compliance with use-specific standards 4.9.4.D.1, .2, .3, .4, .8, and .15, and 4.9.13.O. Additionally, the owner of the property will need to provide documentation in accordance with UDC 3.3.3.H.9.

8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
