Based on preliminary review and UDC 8.5 Subdivision Expiration, it appears plat S05-129 is expired and does not comply with current UDC standards; therefore, it is unclear if the applicant may proceed with this final and tentative plat - PDSD Staff will consult with legal to understand if the applicant may utilize this plat for future development. Zoning acknowledges infrastructure for the development has been installed. 2. If legal determines that this plat is still valid, the applicant may proceed with the S05-129 final and tentative plat. 3. If legal determine this plat is expired or ‘unbuildable’ (per UDC 8.5) a new final and tentative plat (AM 2-06 and 2-07) may be required and the applicant may consider replating for one of the following types of development – a Flexible Lot Development or Single Family, Attached 4. Single Family residential, attached a. The maximum residential density permitted in R-2 is 15 dwelling units per acre. The site is approximately 1.405 acres which permits 21 dwelling units. b. Each lot must be a minimum 2,904 square feet. It does not appear the lots are meeting this requirement. 5. Flexible Lot Development a. There is no minimum lot size. b. A flexible lot development that is 5 acres or less requires 109 square feet/unit dedicated to functional open space. 1,526 square feet is required for functional open space. See UDC 8.7.3.F for functional open space requirements. c. Privacy Mitigation Plan would be required to mitigate any potential privacy issues to the south and the north adjacent properties 6. In either case, the setbacks apply to the project boundary and to adjacent street property lines. There is no setback required between lots within the project boundary. The applicable setbacks are as follows: a. South, east, and north – the greater of 6’ or 2/3 the height of the proposed structure wall b. West – 20’ from the existing or future property line. 7. The minimum parking requirement is 2.25 parking spaces per unit. Visitor parking for single family dwellings is permitted on-street if the street is wide enough to accommodate parking on both sides of the street. If the street is not wide enough, a parking lot in common area must be provided with a parking ratio of 1 space per unit to accommodate visitor parking (UDC 10-01). 8. Demonstrate compliance with Technical Standards Manual 7-01. Must connect all areas of development and to any adjacent street frontage. 9. Existing 6” PVC water mains were constructed in 2010 under Plan No. 009-2006 in the private streets shown on the plat. These water mains may serve the proposed development. 4.
