COMMENTS:
1. MODULAR BUILDING REVIEW JURISDICTION:
a. The State of Arizona permits the modular structure, City of Tucson permit the use. City of Tucson will be reviewing how the electrical comes into the building, not the actual number of outlets, etc on the interior.
b. Will you be getting a C of O for this modular? If as part of the C of O application, you will be required to show – depending on use – water closets, lavatories, drinking fountains, and components of the electrical will be reviewed to ensure that the facility meets the requirements for the Occupancy Class required by the proposed use.
2. PLUMBING FACILITIES
a. Currently City of Tucson doesn’t allow composting toilets in the City of Tucson. There will need to be an actual WC on site.
3. UNPERMITTED STRUCTURES
a. The applicant will need to submit one permit per unpermitted structure under the 2024 Code.
b. Please note, the 2024 Energy Code will be in effect as of July, 1 2026.
5. PERMIT STRUCTURE AND CONTRACTOR PHASING
a. A single permit with multiple contractors would be ideal, but if a development package or standalone grading permit is required based on the changes made to the site – the grading contractor can and should be added to those permits, not the standard building permit.

1. The site is zoned R-1. The existing use is a Community Garden and Crop Production, which are permitted, subject to UDC use specific standards 4.9.2.B and 4.9.2.C. This site is located along a Major Street and Route (Cottonwood Ln) and is subject to UDC 5.4.
2. The proposed plans to replace the existing workshop/office with a new workshop/office will require a building permit with a site plan. Show all existing structures (permitted and unpermitted) on the site plan. If unpermitted structures require a building permit, indicate on the site plan that structures will be applied for under separate permit(s). A Development Package (DP) is not required.
3. Dimensional Standards per UDC Table 6.3-2.A:
a. Maximum lot coverage = 70%
b. Maximum building height = 25 ft
c. Interior lot line setbacks (north, east, south) = 10 ft or 2/3 the height of the adjacent structure, whichever is greater (non-residential use adjacent to a residential zone)
