Development must comply with the Administrative Manual Section 2-08 – Land Split Application 2. As there are no new parcels proposed, a land split can be applied for to adjust the lot line. 3. It is unclear what the use of the site will be. Ensure the dimensional standards found in 6.3-2.A are met. a. Ensure all new lot lines do not interfere with required setbacks. The required interior lot setbacks are 2’ or 2/3 (H). b. Ensure the 70% lot coverage maximum is maintained. 4. A supplemental site plan may be required to show how dimensional standards are maintained, 5. The property is within the Historic Landmark Zone. Please confirm with Jodie.Brown@tucsonaz.gov that there are no adverse consequences of a land split. 6. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 7. | TW New Area Development | REVIEW COMPLETED | TP-PRE-0523-00222 - Pre-Application Conference Review v1 – 5230 E FORT LOWELL RD 1. Tucson Water has no objections to the proposed development and offers the following comments for your convenience. 2. There is an existing 2” HDPE public water main on APN 11009021C & APN 11009023B that was constructed in 1998 under Plan No. 100-1998. It enters APN 11009021C from the south and runs almost straight north into and on APN 11009023B and serves the existing residences/buildings at 5180 and 5202 E Fort Lowell Rd. It is not in the existing 15’ wide I/E Utility easement on these parcels, and I have been unable to find any record of an existing easement for it. If no existing easement for this water line can be found, a public water easement that is a minimum of 15’ wide should be created by this block plat for this public water line. The easement should be centered over the water main. 3. Tucson Water’s GIS system shows an existing 4” PVC public water main constructed in 1998 under Plan No. 100-1998 crossing the NE corner of APN 11009021C, but the as-built plans for this watermain shows it located outside of APN 11009021C, in the adjacent 16’ alley to the east. This water main needs to located, and if it is on APN 11009021C, a public water easement that is a minimum of 15’ wide should be created for it by this block plat, as well. 4. Add a General Note to the block plat that reads NO PERMANENT STRUCTURES, INCLUDING WALLS AND FENCES, MAY BE CONSTRUCTED WITHIN THE WATER EASEMENTS SHOWN ON THIS PLAT. THE OWNER SHALL INDEMNIFY TUCSON WATER (CITY OF TUCSON) AGAINST ANY AND ALL DAMAGE TO PRIVATE FACILITIES PLACED WITHIN THESE EASEMENTS. 5. Tucson Water’s NE351314 valve map and the as-built plans for Plan No. 100-1998 may be requested from Tucson Water by sending an e-mail request for these items to twmapinfo@tucsonaz.gov. 6. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal.
