Historic REVIEW COMPLETED Property is located in the West University Historic Preservation Zone and any exterior work requires review and approval through the West University Historic Zone Advisory Board (WUHZAB) and the Plans Review Subcommittee (PRS). Please review the informational handout for the review process (https://www.tucsonaz.gov/files/pdsd/Process_Handouts/Historic_Application_and_Review_Process.pdf). The West University Design Guidelines should also be reviewed for information on appropriate materials (https://www.tucsonaz.gov/files/integrated-planning/WUHZABguides7.22.15FINAL.pdf).
Both the demo and the new construction will need to be reviewed. It is not clear why the rear building is listed as a non-contributor to the district. While not present on the 1919 Sanborn maps it does show up on the 1947 Sanborns. I would recommend a visit to the Historical Society Archives to view the 1930s Sanborn to see if the building is present.
Regarding the exterior materials, WUHZAB has allowed aluminum clad windows in the past, but not vinyl. The Hardie plank will be a question for the reviewing bodies.
