This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to assure compliance with the applicable UDC development criteria and Technical Standards.

COMMENTS:
1.This site is located within the Planned Area Development (PAD) 15. Please include a design narrative outlining how the development meets these requirements to speed up review time.
2. NPPO Plan was previously done as part of PAD 15. P
3. A landscape plan is required per 7.6.2.B.1-b. The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10.
4. Ensure the required number of trees is in all vehicular parking areas (1 tree: 4 parking spaces) per UDC 7.6.4.B.1. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

a. Street landscape borders are required per PAD-15. See Sec C.2.2.3.f for requirements
b. Canopy trees and planter islands in parking areas shall be in conformance with the standards laid out in PAD-15 Sect C.2.3.2e.

COMMENTS:
1. The proposed development must comply with Administrative Manual 2-06 – Development Package.
2. The site is within the PAD-15, Bridges, Subarea B-IV, and the permitting uses are equivalent to the uses permitted in the UDC OCR-1 zone (page 54). The proposed use is Automotive Minor Service and Repair is not permitted use. A plan amendment may be required, contact John Beall at John.Beall@tucsonaz.gov.
3. Maximum height permitted is 99 feet.
4. The minimum building setback from Tucson Marketplace Boulevard is 20 feet measured from the right of way.
5. A minimum of 4 spaces for each 1,000 square feet of gross floor area. Parking is calculated across sub-area and is subject to a recorded cross-parking agreement for the overall sub-area.
6. A pedestrian circulation path is required to connect all areas of development and to any adjacent street frontage. The path is required to be ADA compliant and a minimum of 4’ wide.

1. Tucson Water has no objections to the proposed development and offers the following comments for your convenience.
2. There are existing 8” PVC water mains constructed under Plan No. 2-098-2019 along the south and east sides of this property that can serve this development. No permanent structures including walls and fences may be constructed within 7.5 feet of these water mains.
