1. The following must be included on the site plan page(s):
a. E ELVIRA RD is currently designated as a “Minor Local Road” and also part of MS&R with a designation as “Collector”. Sight visibility triangles (SVT) for E ELVIRA RD will need to be shown for current and future ROW. For both current and future show 265’ (Near Side) and 110’ (Far Side). TSM 10-01.5.0
b. All parcels resulting from a land split shall have adequate access as specified by Section 7.8, Access, of the UDC, Sections 7-01.0.0, Pedestrian Access, and 10-01.0.0, Technical Standard, of the Technical Standards Manual and City of Tucson Drainage Manuals. Please provide a Site Plan showing each parcel’s separate access needs as required.
c. Provide the Waste Stream Calculations for the entire site per lot. TSM 8-01.8.0
d. Provide trash enclosure details. TSM 8-01.5.0 & TSM 8-01.9.0
e. If utilizing trash enclosure that is shared with other tenants, then waste stream calculations are needed for all tenants/properties utilizing same waste collection service. 2. Please provide current and proposed uses for the buildings for use in parking, waste, and other calculations.
3. Show any exiting easements or setbacks reflected in the final plat on the plans.
4. Fire requires a setback between Buildings 2 & 3 or fire rated wall between them. See Fire Safety comments and review contact for questions.
5. This project will require supplemental documents for pedestrian, fire, and vehicular use. Please provide any cross-access agreements and shared utility agreements upon permit submittal.
6. Any major proposed infrastructure required for the final operation of these sites requires a separate permit so this can function as 4 individual sites.
