| TW New Area Development | REVIEW COMPLETED | TP-PRE-0425-00082 - Pre-Application Conference Review v1 – 321 W PASTIME RD Tucson Water offers the following comments for your convenience: 1. There is an existing 6” cement asbestos public water main in Pastime Road to which this project may connect. 2. The proposed lot layout does not meet the requirements of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 which requires that each lot have a minimum of 15’ of real property frontage onto an existing or proposed public water main. Lots 3, 4 & 5 do not have such frontage. 3. To use the proposed lot layout and comply with Tucson Water’s Remote Meter Policy, the owner/developer will need to construct (at his or her own expense) a 4” public water main in the proposed access and public utility easement to serve Lots 3, 4 & 5. 4. Tucson Water’s Remote Meter Policy also requires the water meter serving a lot to be in that lot’s real property frontage onto the public water main and prohibits the private water line from a water meter to the building the water meter serves from crossing any property lines. If the existing water meter serving the existing buildings on this property is in Lot 2’s frontage onto Pastime Road: a. One or more new water meters will need to be obtained to serve the two existing homes on Lot 1, and b. The existing water meter used to serve Lot 2. 5. A copy of Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 may be obtained by sending an e-mail request for this policy to me at the e-mail address in my signature block. 6. Tucson Water strongly recommends that all the proposed duplexes be served by two water meters: One for each tenant occupied dwelling unit. The purpose of this recommendation is to simplify the Property Manager’s job, prevent quarrels between tenants about who may be responsible for a high water bill, and make water leaks easier to detect and find. 7. When any new domestic water, irrigation water, or fire water services are needed to serve this proposed development, please contact Tucson Water’s New Services Section by calling 520-791-5164 or by sending an email to TW Common@tucsonaz.gov. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal.
