Comments:
1. Construction of a “direct access point” onto Wilmot Rd will have several requirements. The first most obvious is the removal of several Eucalyptus trees. Being that these trees are in the Right of Way, the removal of these trees will require a review from the DTM Landscape Architect- David Marhefka. David.Marhefka@tucsonaz.gov
2. City of Tucson storm drain Catch Basin will have to be RELOCATED.
3. The existing sidewalk scupper can be eliminated and not replaced.
4. Handrail at the scupper and the back-side inlet of the catch basin will be surplus and taken to an appropriate city of Tucson location. (Contact Shawn Moore. Shawn.Moore@tucsonaz.gov)
5. Sanitary sewer manhole adjustment, possible reconstruct. Pima County will have to be consulted.
6. There are other utilities in the area. The property owner is responsible for verification of existing utilities and contacting the utility owners to determine whether or not adjustments are necessary.
7. A Traffic Impact Analysis-TIA-will have to be completed.
8. New curb returns will be required and are to have a 25 Ft. radius.
9. New curb access ramps to be constructed at each curb return, per P.A.G. standard 207.
10. New concrete curb per P.A.G. standard 209. (Match existing.) (A curb transition is acceptable per P.A.G. standard 210.)
11. Paved entrance paved with City Mix No. 2 with TR-22.
12. The Pedestrian Pathway portion of the entrance must be constructed with a maximum of a 2% cross slope.
13. Right of Way total width and the one-half width will need to be shown and labeled on the DP plan.
14. Sight Visibility Triangles will have to be shown and labeled on the DP plan.
15. At least one sidewalk is required to connect the onsite circulation path to sidewalk in the ROW.
16. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 5’ X 5’ ADA landing is required. Landings shall be 5’ X 5’ and not to exceed a 2% cross slope in all directions.
