The proposed development can be permitted through building permit applications. Development Package is only required for proposed site improvements. 2. The site is zoned C-3 and the proposed use is commercial – alcohol beverage services with microbrewery as an accessory use which is permitted subject to use specific standards 4.9.5.E.6, 7, & 8 (UDC Table 4.8.7). a. 4.9.5.E.6 – the accessory land use is limited to the manufacturing of beer, “microbrewery” b. 4.9.5.E.7 – The area devoted to the accessory land use shall not exceed 25% of the gross floor area of 1,000 square feet, whichever is less. c. 4.9.5.E.8 – The products manufactured on site must be sold at retail on the premises. 3. The site is within the optional Infill Incentive District (IID) overlay – Downtown Links Subdistrict and some of the following development standards may be modified by opting into the IID. Contact Maria Gayosso (maria.gayosso@tucsonaz.gov) for more information. 4. The minimum required parking ratio for alcohol beverage services is 1 space per 50 square feet of gross floor area. The proposed development would require 72 parking spaces, one of which are required to be ADA van accessible and two standard ADA accessible parking spaces. Refer to UDC 7.4.6 for design criteria. 5. The minimum bicycle parking ratio for short term bicycle parking is 1 space per 2,000 square feet of gross floor area with a minimum requirement of 2 short term spaces. The minimum bicycle parking ratio for long term bicycle parking is 1 space per 12,000 square feet of gross floor area with a minimum requirement of 2 long term spaces (UDC 7.4.8, Table 7.4.8-1). The proposed development would require 2 short term spaces and 2 long term spaces. Refer to UDC 7.4.9 for design criteria. 6. The minimum Electric Vehicle Supply Equipment (EVSE) requirement for alcohol beverage services is 5% of required parking is EV Installed and 10% is EV Capable. Four parking spaces are required to be EV installed and 7 parking spaces are required to be EV capable (UDC 7.4.11, Table 7.4.11-1). Refer to UDC 7.4.12 for design criteria. 7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal.
