Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. Retail-Food and Beverage Sales is an allowed use in the C-2 zone. 3. As the proposed addition represents an expansion of over 25% full zoning code compliance is required per UDC Article 7.4.3.E.2. 5. Parking is calculated as follows (Table 7.4.4-1 UDC); a. 1 space per 300 square feet gross floor area. 6. For nonresidential and multifamily development abutting an Arterial or Collector Street the minimum required street perimeter yard is ten feet, as measured from the existing or future property line as determined by the adopted Major Streets and Routes Plan , whichever is greater. 7. For nonresidential and multifamily development abutting a Local Street : the minimum required street perimeter yard is 20 feet, as measured from the street property line (6.4.5.). If the proposed addition will encroach into the required setback off of Edith a Design Development Option can be used to reduce the required setback. 8. The maximum building height for a commercial use in the C-2 zone is 40’ (6.3-4.A UDC). 9. Ensure development standards found in Article 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met. 10.
