COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. This Development Package will be reviewed as a CIP project.
3. Utilities-Distribution System is allowed in the R-1 Zone using the Zoning Examiner Special Exception Procedure found in UDC 3.4.3.
4. The development must comply with UDC Use Specific Standards 4.9.11.A.1, .2, .5, .8, .9, .11, .12
5. Parking is calculated as follows (Table 7.4.4-1 UDC); 1 space per 500 sq. ft. GFA, with a minimum of 2 spaces per facility
6. Please reach out to John.Beall@tucsonaz.gov to inquire whether a special exception procedure is necessary.
7. Non-residential uses to non-residential zones have 0’ setbacks adjacent to interior lots. Non-residential uses adjacent to residential zones have a setback requirement of 10' or ¾(H) (UDC6.3-2.A)
8. The maximum allowable height of a primary structure in the R-1 zone is 25’ (UDC TABLE 6.3-2.A)
9. Ensure access standards found in section 7.8 of the UDC and sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.
10. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
