| Site Engineering | REVIEW COMPLETED | Project: TP-PRE-0423-00169 Address: 222 E Roger Rd Comment: 1. Multifamily development would be acceptable on the combined lots. Alternatively, a minor subdivision plat would be required to develop the separated lots as planned 2. The area is in a Pima County RFCD studied floodplain. As the city is currently working on adopting the county floodplain, please note any development after that adoption may need to follow floodplain regulation. Moreover, a block plat may be required instead of a minor subdivision plat. Scott Haseman scott.haseman@tucsonaz.gov |

| TW New Area Development | REVIEW COMPLETED | TP-PRE-0423-00169 - Pre-Application Conference Review v1 - 222 E ROGER RD – REVISED COMMENTS 1. The proposed 2 lot layout shown in the pdf file named 3_Survey Plan - 2 lots THIRD SUB_v1.pdf does not meet the requirements of Tucson Water’s Remote Meter Policy. Nor does the proposed 3 lot layout shown in the pdf file named 1_21029-1 ROGER RD-LOT 20-SPLIT-1-Model FIRST SUB_v1.pdf. 2. Tucson Water’s Remote Meter Policy requires that each new lot have a minimum of 15’ of real property frontage onto a street, alley, or water easement that contains a public water main. Easements are not considered real property. 3. There is an existing 8” cement asbestos water main in Roger Road that the three proposed lots can connect to, if proposed Parcels 2 and 3 can be made into “flag pole” lots. If that option isn’t acceptable, there are other options, but those other options involve constructing public water main extensions. 4. Please arrange a meeting with me to discuss options for meeting the requirements of Tucson Water’s Remote Meter Policy. 5. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal. Any questions, comments or concerns about these comments may be directed to: Tim Rowe, P.E., Civil Engineer Tucson Water, New Development Section 201 N. Stone Avenue, #2-220 P.O.
