Parcel 10120023A with the proposed building will require a street landscape border along both N Casa Grande Hy and along W Curtis St. Industrial land use adjacent to MS&R and Non-MS&R require a street landscape border. In addition, parcels 10119001E and 10119001F north property lines will require the street landscape border. 3. The south propety line of Parcel 10120023A will require an interior landscape border. Industrial land use adjacent to commercial zone requires the interior border. 4. All sites that require site landscape planting improvements also require commercial rainwater harvesting. At Development Package submittal provide the rainwater harvesting plan and calculations. 5. Include landscape screening/buffer trees and understory plantings along the trail where adjacent to development areas on this project. This requirement includes the east property line of parcel 10119001E and 10119001F and the west property line of parcel 10120023A. 6. If additional paved parking areas are needed to meet the site zoning requirements for this use, then parking lot trees will be required as well. This requirement is 1 tree per 4 parking spaces provided. 7. With the above comments and requirements, please provide a complete site landscape plan set including: a planting plan, irrigation plan, a commercial rainwater harvesting plan and all applicable details needed to complete the landscape installation on site. COMMENT: A Development Package that complies with Administrative Manual 2-06 is required for formal submittal. 2. COMMENT: The site is zoned I-2 and the proposed use is Industrial – Refining which is permitted through Mayor and Council Special Exception Procedure, subject to use specific standards 4.9.5.C and 4.9.13.Q (UDC TABLE 4.8-5). 3. COMMENT: Per UDC 4.9.5.C.4 – Manufacturing shall be conducted wholly within completely enclosed buildings. 4. COMMENT: Per UDC 4.9.5.C.5 – All work and activity in connection with, and accessory to, a manufacturing use, such as loading and unloading areas, docks, and platforms, shall be located entirely within a building or an area on the lot that shall be enclosed on all sides by a solid wall or fence six feet in height, Such loading and unloading areas, docks, and platforms shall be located as far from any surrounding residential uses or zones as is reasonably possible. 5. COMMENT: A lot combination is required. 6. COMMENT: The minimum setback requirement adjacent to W Curtis St is 20’ from the property line. 7. COMMENT: The minimum parking requirement for Industrial uses is 1 space to 1,000 square feet of gross floor area (UDC Table 7.4.4-1). Reference UDC 7.4.6 for Design Criteria. 8. COMMENT: The minimum bicycle parking requirement is 1 long-term space per 15,000 square feet of gross floor area, with a minimum requirement of 2 long-term spaces (UDC Table 7.4.8-1). Reference UDC 7.4.9 for Design Criteria. 9. COMMENT: Per Technical Standards Manual 7-01, a pedestrian circulation path that connects all areas of development and to any adjacent streets is required. Per TSM 7-01.3.3.1.B, portions of certain Land Use Classes which by their nature will not be used for public pedestrian access, such as industrial uses, are not required to have sidewalks constructed in conformance with this standard, provided adequate pedestrian refuge areas are provided. 10. | TW New Area Development * | REVIEW COMPLETED | Based on the information provided, Tucson Water has no objections to the proposed development. Please note that the available option to provide domestic water service for the proposed project is to tie into the existing service stub from the 6-inch PVC water main (A Zone) located on the southwest side of the parcel, within the right-of-way of W Diamond St. Water pressure in this area is 109-116 PSI at an elevation of 2241ft. Water pressure can vary by an additional 5 psi +/. Pressure is high because this area should be Z Zone, but is near the boundary and the closest water main is A Zone. Private PRV would be required per the plumbing code. Or Customer could connect to Z-Zone in Silverbell Road. Note that Z Zone is a “closed zone” with no storage and limited capacity. If high volume is required, A Zone is recommended. This project may receive higher than normal water pressure and may require individual pressure regulators as part of the private plumbing. The installation of a pressure regulator may create a closed system. Consult local plumbing codes for pressure relief and thermal expansion requirements. Please note that there’s a designated easement located on the east side of the parcel. This easement is reserved for utility and/or access purposes as recorded in the property documentation. No physical construction or permanent structures are permitted within the boundaries of this easement. This parcel falls within an Archaeological Sensitivity Zone.
