The lines depicting future right of way do not appear to be accurately represented. Note that both W Prince Rd and Flowing Wells Rd are at intersections and the width will exceed 100 ft. Look at table in [Map] for dimensions of Right-of-Way Widening at Intersections for Streets on MS&R Map. Please refer to the updated and approved Major Streets and Routes (MS&R) Map and Plan: https://storymaps.arcgis.com/stories/32e79b60c25c462aa1611e4c73220e32, [Map]: https://www.tucsonaz.gov/files/sharedassets/public/v/1/transportation-and-mobility/documents/major-streets-and-routes-map_nov_2025.pdf 2. New sidewalks and parking spaces must conform to UDC & TSM Standards. UDC 7.4.6, TSM 7-01.4.0 3. Extend a pedestrian circulation pathway from the new sidewalk in front of the structure to the ROW (Flowing Wells). (This can be a striped path or continued sidewalk.) The striped path may run diagonal or perpendicular to vehicular traffic. Please include an additional pedestrian circulation path to the fuel station canopy. TSM 7-01.3.0, TSM 7-01.9.0 4. Short term bicycle parking may need to be relocated, as the circulation path to the ROW (Flowing Wells) will need to maintain a 4’ width. TSM 7-01.4.3.A This review is for Pre-Application purposes. | Site Landscape * | REVIEW COMPLETED | PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, PLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: PROPERTY PREVIOUSLY APPROVED FOR A GAS STATION USE; NOW OPERATES AS A VEHICLE SALES ESTABLISHMENT, REVERT BACK TO A GAS STATION ACTIVITY NO: TP-PRE-0326-00064 ADDRESS: 1380 W PRINCE RD ZONING: COMMERCIAL ZONE (C-2) LAND USE: COMMERCIAL FUEL STATION 2026.04.01 THE COMMENTS PROVIDED ARE PRELIMINARY AND ARE NOT TO BE ASSUMED AS A COMPLETE REVIEW OF THE PROPOSAL. DURING THE DEVELOPMENT PACKAGE REVIEW PROCESS, A FULL REVIEW WILL BE MADE BY THE SITE LANDSCAPE/NPPO REVIEW SECTION TO ENSURE COMPLIANCE WITH THE APPLICABLE CITY OF TUCSON UNIFIED DEVELOPMENT CODE, TECHNICAL STANDARDS MANUAL AND ADMINISTRATIVE MANUAL REQUIREMENTS FOR SITE LANDSCAPE, NATIVE PLANTS AND RAINWATER HARVESTING. SITE LANDSCAPE/NPPO COMMENTS: 1. This site requires an update to the parking design. Any parking requirement/updates trigger parking lot canopy trees. Parking lot trees are required at a rate of 1 tree per 4 parking spaces within the parcel limits per UDC 7.6.4.B 2. A previously approve plan set exist for this site and that site plan includes landscape plant material at the corner of Prince and Flowering wells. For approval of this permit, the site must revert back to match the originally approved landscape plan. If a copy of the approved plans is needed for reference, then please let us know and a copy will be provided. 3. With the above-mentioned comments, with the formal submittal, please provide an updated set of site landscape plans. This plan set will need to include a planting plan, irrigation plan and all applicable details required to complete the work. ADDITIONAL RECOMMENDATION COMMENTS: 4. **It is recommended that street landscape borders per UDC 7.6.4.C.2 and Table 7.6.4-1 be provided on this site. If it is decided that the site will be updated to current site landscape and screening standards, then the street landscape borders will need to be designed to the future ROW. Depress any landscape planting areas proposed on site and provide underground drip irrigation. In addition, to answer your pre-application landscape question, 5 feet of the ROW can be used to meet the 10-foot requirement with approval from DTM. Thank you.
