A geotechnical report associated with the new build will be required at submission of the Development Package. a. Ensure minimum grading setbacks from property line, buildings, and drainage basins per recommendations provided in the drainage report. b. Infiltration testing is required for proposed detention basins and should be included in the geotechnical report. 2. Basins designed for 100-year water depths of greater than 2 feet and with side slopes steeper than 4:1 shall have a security barrier at all locations where side slopes are steeper than 4:1. Security barriers shall meet the requirements found in Section 4.11. DSSDR 4.4.1.5 3. Provide the following additions or changes to the site plan when applying for development package and building permits: a. Pedestrian circulation is required to connect all buildings, dumpster areas, common areas, and the sidewalk on all the street frontages per TSM 7-01.3.3. Tie pedestrian accessibility up to E 36TH St. b. S Country Club Rd & E 36TH St are both currently designated as Major Local Roads with future designation as an Arterial (S Country Club) and Collector (E 36TH St) per MS&R 10-8-25 amended map. Sight visibility triangles (SVT) will need to be shown for current and future ROW. TSM 10-01.5.0 c. Provide the Waste Stream Calculations for the entire site. TSM 8-01.8.0 d. Provide a detail displaying trash truck maneuverability for the trash enclosure in compliance with Technical Standards Manual, show it falls in compliance with back-up requirements. Maneuverability dimensions for operation are 14’x40’. TSM 8-01.5.3 and TSM 8-01.5.3.F e. Show downspouts and scuppers on site plan. Must match DP and building permit. TSM 7-01.4.1.E 4. A drainage report with full compliance of first flush retention/balanced basin detention requirements. Refer to the DSSDR chapters 2, 3, & 4. Content and format requirements for the drainage report can be found in chapter 10 of the DSSDR. 5. Grading plan sheet(s) to include cut/fill quantities and total area of disturbance. A Storm Water Pollution Prevention Plan (SWPPP) and dust control permit will be required for area of disturbance greater than one acre. TSM 2-01.0.0 6. Depressed loading areas are subject to strict drainage regulations to prevent flooding/ponding, particularly relevant in heavy commercial or industrial zones. A Rainwater Harvesting Plan shall be submitted with all applications for commercial developments at which landscaping is required. The Rainwater Harvesting Plan shall consist of two elements: a Site Water Budget and a Water Harvesting Implementation Plan. Preparation of the Rainwater Harvesting Plan elements requires coordination between project managers, site engineers and landscape architects from the inception of the project. The two elements of the Rainwater Harvesting Plan shall illustrate water harvesting how will meet 50% of annual landscape water demand, as required by the ordinance. 10. Coordinate the Landscape Plan, Commercial Rainwater Harvesting Plan and the Civil Grading Plans to have identical basin size, grades/percent slopes, spot elevations and curb cut inlet and outlet locations. 11. Maximize rainwater harvesting across the site into all landscape areas, including the street landscape borders and planting islands for the required trees in the parking area. 12. The proposed development must comply with the City of Tucson Unified Development Code (UDC) Administrative Manual Chapter 2-06 – Development Package. Building permits can be submitted and reviewed concurrently with the development package but the building plans cannot be approved until the development package is approved and the building plans are reviewed for consistency. 2. Commercial Storage is an allowed use in the I-2 zone subject to Use Specific Standards 4.9.10.A and 4.9.13.Q. 3. Administrative and Professional Office is an allowed use in the I-2 zone without any Use Specific Standards. 4. Clarify if the proposed use is Transportation Service: Land Carrier, which is an allowed use in the I-2 zone? If so, Use Specific Standards 4.9.13.Q are applicable. The adjacent parcel to the South, which is owned by the same company, recently had a Development Package (TD-DEV-0223-00147) issued and they classified the use as Transportation Service: Land Carrier. | TW New Area Development * | REVIEW COMPLETED | Based on the information provided, Tucson Water has no objections to the proposed development. The overall water concept provided looks feasible. The 3 connection points to the Tucson Water system are exactly what is needed, assuming they can accommodate the required fire flow. Note that Fire services will require backflow and cannot just be a tee off the pipe into a private fire line to the building. Water pressure in this area is 69-76 PSI at an elevation of 2525ft. Water pressure can vary by an additional 5 psi +/-. A Water master plan will need to be prepared for this project and submitted to Tucson Water and local Fire Department for review and approval. The master plan must show the water main layout and identify if there is construction phasing for the new water mains. The Water Master Plan and detailed Water Design Plan are separate submittals that must be made through Tucson Water’s electronic plan portal at https://www.tucsonaz.gov/water/tucson-water-electronic-file-submission, or can be combined into an “at risk” submittal. More information about Tucson Water’s Water Master Plan and detailed Water Design Plan processes can be found on-line at https://www.tucsonaz.gov/water/contractors-developers-and-engineers. As you are aware, there are existing easements and a water main located within the proposed building footprint. Prior to any construction, the existing easements must be abandoned, new easements established, and the water main relocated accordingly.
