COMMENTS:
1. COMMENT: A development package that complies with Administrative Manual 2-06 is required for formal submittal.
2. COMMENT: The site is zoned R-1 and the proposed use is Commercial – Wireless Communication, limited to wireless communication towers and antennas, which is permitted through a Special Exception Procedure. Based on the proposed height of the structure, Mayor and Council Special Exception Procedure is required, subject to UDC 4.9.4.I.2, .3 &.8.
3. COMMENT: The site is located within the mandatory Major Streets and Routes Scenic Corridor Overlay. Per Use Specific Standard UDC 4.9.4.I.3.d, no new towers shall be permitted within 400 feet of a designated Scenic Route. It does not appear the proposal could comply with this requirement.
4. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

Contact Kathryn.Gerber@tucsonaz.gov of Tucson Water’s System Planning section to coordinate communication with water resources and Tucson Water Security.
The site is considered critical infrastructure: fencing, controlled access, and coordination with Tucson Water required. Telecom equipment must not compromise site security.
Separation / Clearance: Maintain safe distances from wellhead, electrical equipment, and chlorination or treatment facilities (if present). A new well may be drilled at this site. Tucson Water coordination will determine what facilities must remain and where new facilities are planned.
Additional considerations include:
No possible impact to water quality,
No hazardous materials or spill risks near wellhead,
Must not conflict with existing utility easements or underground infrastructure.
