COMMENT: A development package that complies with Administrative Manual 2-06 is required for formal submittal. 2. COMMENT: The site is zoned R-1 and the proposed use is Commercial – Wireless Communication, limited to wireless communication towers and antennas, which is permitted through a Special Exception Procedure. Based on the proposed height of the structure, Mayor and Council Special Exception Procedure is required, subject to UDC 4.9.4.I.2, .3 &.8. 3. COMMENT: The site is located within the mandatory Major Streets and Routes Scenic Corridor Overlay. Per Use Specific Standard UDC 4.9.4.I.3.d, no new towers shall be permitted within 400 feet of a designated Scenic Route. It does not appear the proposal could comply with this requirement. 4. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards. | TW New Area Development * | REVIEW COMPLETED | This project cannot move forward without coordination with Tucson Water. This is a Tucson Water wellsite. Contact Kathryn.Gerber@tucsonaz.gov of Tucson Water’s System Planning section to coordinate communication with water resources and Tucson Water Security. The site is considered critical infrastructure: fencing, controlled access, and coordination with Tucson Water required. Telecom equipment must not compromise site security. Separation / Clearance: Maintain safe distances from wellhead, electrical equipment, and chlorination or treatment facilities (if present). A new well may be drilled at this site. Tucson Water coordination will determine what facilities must remain and where new facilities are planned. Additional considerations include: No possible impact to water quality, No hazardous materials or spill risks near wellhead, Must not conflict with existing utility easements or underground infrastructure. The above comments are based on the limited preliminary information provided by the applicant and should not be construed as a complete review of the proposal.
