Historic REVIEW COMPLETED Proposed project area is located within the Fort Lowell Archaeological Sensitivity Zone. It appears that the parcel was surveyed in 2006 which is now close to 20 years old. It is recommended that the area is re-surveyed for archaeological resources to comply with current guidelines.
Any work within the city's ROW will require an archaeological monitor for any digging, trenching, grading, or boring.
In the event that any previously unidentified cultural resources or human remains are discovered during ground-disturbing activities anywhere on the property, all activities in the vicinity of the discovery shall cease as provided by state law. The Arizona State Museum shall be notified pursuant to A.R.S. Sec. 41-865. Appropriate action will be taken in accordance with state and federal law.

2. Any existing curb or sidewalk that is non-compliant will be reconstructed to meet current standards.
3. Entrance off of Glenn St, shall have 25’ radius curb returns and a maximum curb cut width of 35’.
4. New curb access ramps to be constructed at each curb return, per P.A.G. standard 207.
5. New concrete curb per P.A.G. standard 209.
6. New curb access ramp on the SW corner of Glenn St/ Craycroft Rd per P.A.G. standard 207 (Type 1) Sheet 2 or 10.
7. Modify or add New curb access ramp at the north return of the “Proposed New Access Rd/ Craycroft.
8. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 5’ X 5’ ADA landing is required. Landings shall be 5’ X 5’ and not to exceed a 2% cross slope in all directions.
9. Protect in place existing streetlights.
10. Protect in place or relocate accordingly, existing regulatory or warning signs.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Landscape/NPPO to ensure compliance with the applicable UDC development criteria and Technical Standards.

COMMENTS:

Example comments and recommendations are as follows:

1. Ensure that all protected plants in the disturbed development area, e.g. existing saguaros, are re-used on site.

2. A landscape plan is required per 7.6.2.B.1-b. The Unified Development Code (UDC) requires all new development or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10.

3. Per PAD 16, Chapter 3 Land Use Plans and Regulations, Section 3.3.6 Landscape, Screening and Buffering, Section A, ensure that all new plant materials are ones that are identified in the Wheat Scharf Associates plant listed in Appendix 6.

4. Per PAD 16, Chapter 3 Land Use Plans and Regulations, Section 3.3.6 Landscape, Screening and Buffering, ensure that all new vegetation matches the landscape themes as outlined in Section 3.3.3.B Landscape themes as developed by Wheat Scharf Associates.

5. Ensure the required number of trees is in all vehicular parking areas (1 tree: 4 parking spaces) per UDC 7.6.4.B.1. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

6. All landscape plans shall incorporate water conserving design as defined in UDC Section 7.6.6, Use of Water, and as described in the Technical Standards Manual 5.01-5.11.

7. Maximize the rainwater harvesting across the site into the landscape areas, including but not limited to the street landscape borders as well as the tree wells for the required trees for the parking lot.
