COMMENTS:
1. Development must comply with Administrative Manual Section 2-06: Development Package. Building permits may be applied for concurrently with the development package; however, the development package shall be approved prior to submittal of the associated building permit.
2. This site is within Civano Neighborhood 1 PAD District, and, more specifically, the Neighborhood Center District (NC).
3. Section 3.3.1. of the PAD-12 document indicates that Food Service and Family Dwelling uses are permitted within the NC District.
4. There are no perimeter yard requirements within this specific portion of the NC district.
5. Lot coverage shall not exceed 75% within the NC district. Lot coverage is the area of a lot covered by buildings, storage areas, and vehicular use areas.
6. The proposed ADU shall conform to all the standards set forth within Unified Development Code (UDC) Section 6.6.3.
7. Refer to Section 3.4 of the PAD document to determine motor vehicle parking requirements for the Food Service use. Food Service uses generally require one motor vehicle parking space per 100 square feet gross floor area; however, motor vehicle parking requirements for non-residential uses within the NC district may be reduced by 50% of the parking spaces as required by the UDC. Parking may be located off-site or on-street.
8. Refer to Section 3.4 of the PAD document to determine bicycle parking requirements for the Food Service use. The required bicycle parking spaces for the Food Service use at this location are determined by calculating the standard number of bicycle spaces required within UDC Table 7.4.8-1 and adding 40% to the standard requirement.
9. Ensure compliance with Technical Standards Manual Section 7-01.4.3. All sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet.
10. Ensure access standards found in Section 7.8 of the UDC and Sections 7-01.0.0 and 10-01.0.0 of the Technical Standards Manual are met.
11. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
